I just got back from church today and I love when I get comments about my newsletter.  I have to laugh because I was asked how the diet was going to which I didn't recall saying anything about that.  Yes, I did make that wonderful New Year's Resolution but I didn't think that I wrote about it!  Wow, I really need to watch what I write about because people actually do read this thing!

   So thanks to all of you that actually do read my newsletter and blog and for the great comments.  Now, let's see who actually listens to me.  Did you know that NOW is the time to buy!  I know that you have heard it before and I know that you have heard all the stories about the real estate market but just like stocks, you need to buy when the market is down and sell when it is high.  There are so many good deals going on and most aren't even hitting the multiple listing service (MLS).  If you're looking for investment properties, just let me know which areas and we can find something for someone.

YOU HAVE TO READ THESE DEALS!!!  IT'S AMAZING!

 1) I know of a development that is basically giving their lots away just to get that community built.

   2)There are homes that are going for $10,000.00.  I'm absolutely amazed.  A lot of investors are picking up these homes,

 using them as rentals and than selling them when the market turns around.

   On the flip side, I've offered this wonderful service in which you (as a seller) can get a market overview of what your home is worth.  To which I've received other comments.  Most go something like... "Is that what my house is really worth?"  OR "I'm not really sure I like what I see."  Let me tell you that I can definitely feel your pain because I will be in your boat soon enough myself.  Just realize that the report gives an OVERVIEW and it's best to get a detailed analysis and do the apples to apples comparison.  Also, if it  does not make sense to sell and you don't have to sell, I promise that I will tell you so.  Right now, sellers may take a small loss on their home but will benefit if they plan on buying UP.  Realize that the more expensive homes have to compensate more to sell their homes than the smaller to middle sized ones.   If you are not receiving this report and would like one, just email me at any time.

   Most surprisingly, business has definitely picked up in January for me and many others I've spoken with.  January is one of our slowest months in the market and contrary to what the media says things are looking optimistic.  Check in with me later to see how this election year really pans out.
